We removed the resort fee to simplify pricing and make the total cost of your stay more transparent, with no separate mandatory fees added at check-in.
Do I still have access to the same amenities without a resort fee?
Yes, all amenities that were complimentary during the 2025 season remain included with your stay, with no changes to access or services. A complete list of included amenities is available here.
Meal Packages and Gratuities
Why is gratuity included in my total cost?
Gratuity is included to provide a seamless, all-inclusive dining experience and clear upfront pricing throughout your stay.
If I book a meal package, do I still need to tip my server?
No additional tipping is required for meals included in your package, as gratuity is already covered, excluding alcohol. Additional tips for exceptional service are always optional.
Is alcohol included in my meal package?
Alcohol is not included in meal packages and may be charged to your room or paid for separately. Gratuity is not included for alcohol purchases.
What are the age categories for meal packages?
Child meal packages apply to ages 6–11, and adult meal packages apply to ages 12 and older. Children ages 5 and under dine complimentary when included in a family meal package.

2026 Rebooking Policy
Thank you for choosing Basin Harbor – we’re so excited to welcome you back! For generations, guests have made Basin Harbor part of their annual tradition, returning year after year to their favorite lakeside getaway. To honor that tradition and help you plan ahead with confidence, we’ve introduced new pricing that offers the very best rates to our earliest bookers—starting with returning guests like you.
To make rebooking clearer and easier for all guests, we have updated our rebooking process for 2026:
- Rebooking opens approximately 12 months in advance of your desired dates.
- Rooms and cottages cannot be held without a deposit.
- Guests have 14 days after departure to submit a reservation request form. You may submit your request online, in person at the Front Desk during your stay, or by calling us within your 14-day post-departure window.
- After submitting your request, our team will contact you within 14 days to confirm rates and collect your deposit.
Guaranteed Rebooking Options
1. Flexible Rebooking
- What is it? Secures the same type of accommodation, but not necessarily the exact same unit, with flexibility if plans change.
- Deposit: Refundable deposit equal to 2 nights (plus tax) due at booking.
- Cancellation policy: Full refund if cancelled or changed 30+ days before arrival. Within 30 days, the deposit becomes non-refundable.
2. Accommodation Guarantee
- What is it? Guarantees the same room, same week, and same length of stay for the following year.
- When to book? Submit reservation request form before 2 weeks after departure.
- Deposit: Non-refundable, non-deferable deposit equal to 2 nights (plus tax) due at booking. Our team will follow up within 14 days of receiving your reservation request form to book your accommodation and collect deposit.
- Cancellation policy: Full refund if cancelled or changed 90+ days before arrival. Within 90 days, the deposit becomes non-refundable.
- Important: Cancelling or changing your reservation will forfeit your deposit.

- We’re pleased to share that there will be no resort fee in 2026- while all the same great inclusions you’ve come to enjoy will remain. Meal package rates are under review and will be published when finalized.
- The rebooking grace period cannot be extended to ensure fairness for all guests.

We updated our rebooking policy to enhance the guest experience and allow guests to book earlier with the potential to secure better rates. In other words, Book Early and Save.
How do I rebook during my stay?
- Fill out a reservation request form at the Front Desk, during or within 14 days of departure.

- Meet with a Reservation Agent to complete the rebooking process. Our team will follow up with rates and deposit information within 14 days of receiving your form.

What happens if I miss the rebooking window?
After the 14-day grace period, all available units open for general reservations. Availability is not guaranteed, so we recommend booking as early as possible online or by calling our Reservations Team.
Do you hold accommodations without a deposit?
No. A deposit is required at the time of booking to hold your accommodation.
Do rates stay the same each year?
Rates change annually. Contact our Reservations Team for current rates and package information.
Can the rebooking grace period be extended?
No. To maintain fairness for all guests, the 14-day grace period after your departure cannot be extended.
Will holiday dates or stays change each year?
We review holiday dates year-to-year. Please check with our Reservations Team each season.
We use the first Saturday in January as Week 1, and each week is numbered sequentially. We typically open around Week 21 and close Week 42. While the dates change each year, your stay will always fall on the same week. For example, if you stay from June 28th to July 5th in 2025 (Week 26), the following year your dates will be June 27th to July 4th, but still in Week 26.
For holidays like July 4th, we’ll do our best to accommodate any requests to shift your stay, but these adjustments are made on a case-by-case basis and we cannot guarantee this in advance.
Peak Summer Cottage Stay Policy
From Week 29 through Week 32 (July 18 – August 15, 2026), all 1-, 2-, and 3-bedroom cottages are subject to a 7-night minimum stay, Saturday–Saturday. Reservations during this period must align with this weekly schedule.
