For over a century, Basin Harbor has been shaped by a deep respect for the land, water, and community that surround it. Set on 700 acres along the shores of Lake Champlain, our mission is simple yet enduring:

Environmental Leadership & Certification
Basin Harbor is proud to be a participant in the Green Hotels in Vermont Program, an initiative rooted in pollution prevention and environmental stewardship.
Our enrollment—including expanded efforts aligned with the Audubon Society’s approach to green resort grounds—reflects our commitment to:
Developing and maintaining a comprehensive environmental plan
Continuously improving sustainability practices across the property
Protecting the natural beauty of Lake Champlain and its surrounding ecosystems
Energy Efficiency & Carbon Reduction
We are actively reducing our carbon footprint through infrastructure upgrades, operational efficiencies, and renewable energy investments.
Key Initiatives:
- House 150kW solar array, with planned upgrades to high-efficiency panels in 2026
- Use of Data Furnace technology, repurposing data center heat to warm office spaces
- Ongoing retrofitting of systems to reduce overall energy demand
- Transitioning away from #2 fuel oil toward cleaner, more efficient energy sources.
- Significant reduction in fossil fuel reliance, shifting from a 80:20 to 20:80 energy mix
Smart Energy Systems:
- Variable Frequency Drives (VFDs) across major equipment
- Electronically Commutated Motors (ECMs) in evaporators
- High-efficiency laundry systems with variable speed washer/extractors and ironers
These technologies allow us to meaningfully decrease power consumption while maintaining operational excellence.
Water Conservation
- Water stewardship is essential to preserve Lake Champlain and our surrounding landscape.
We continue to implement:
- Ongoing water conservation practices across guest rooms, laundry, and grounds
- Efficient irrigation and operational systems designed to minimize waste
- Continuous monitoring and improvement of water usage across departments
Waste Reduction & Circular Practices
Reducing waste and rethinking resource use are central to our sustainability strategy.
Our efforts include:
- Composting approximately 60 tons of organic material each season, returning nutrients to our soil and gardens
- Recycling vegetable oil into biofuel—approximately 2,000 gallons annually
- Property-wide recycling initiatives 25 tons per year.
- Reuse of wood from on-property tree management for landscaping, construction, and natural features
These practices reduce landfill impact while supporting a more circular, regenerative system on property.
Sustainable Transportation
We are actively working to reduce emissions related to transportation and guest mobility.
- All resort carts are fully electric
- Installation of six EV charging stations for guest and staff use
- Encouraging low-impact ways to explore the property and surrounding area through our bike rental program
Responsible Land, Forestry & Local Stewardship
As long-time stewards of this land, we prioritize the health of our forests, fields, and natural ecosystems—while recognizing that sustainability extends beyond our property lines.
- Thoughtful forestry management to maintain healthy woodlands
- Preservation of natural habitats and biodiversity
- Respectful clearing and reuse of natural materials
- Ongoing care of open spaces, trails, and shoreline
We are also a proud member of ACORN (Addison County Relocalization Network), supporting a resilient local food and agricultural system throughout Vermont.

- Installation of LED lighting across the property
- Use of night-sky-friendly outdoor lighting to reduce light pollution
