Cancellations or reservation changes must be made at least 30 days prior to arrival. The advance deposit will be forfeited if changes or cancellations occur within 30 days of arrival.
For guests reserving under our Guaranteed Accommodation Option, cancellations or changes must be made at least 90 days prior to arrival. The advance deposit will be forfeited if changes or cancellations occur within 90 days of arrival.
For all 2026 reservations, please note that we will no longer be charging a resort fee. You will continue to enjoy access to all of Basin Harbor’s complimentary amenities.
Peak Summer Cottage Stay Policy
From Week 29 through Week 32 (July 18 – August 15, 2026), all 1-, 2-, and 3-bedroom cottages are subject to a 7-night minimum stay, Saturday–Saturday. Reservations during this period must align with this weekly schedule.
